Brief Description of the Project
The State Governments through its designated agencies intended to develop International Convention Centres and associated amenities such as Hotel, exhibition space, meeting halls, etc. on Public Private Partnership format. The Convention Centre to be developed with world-class facilities with a minimum capacity of 5000 pax combined with a 5-star hotel to provide accommodation to the guests. State Governments wanted to develop this facility as state-of-the-art to attract MICE tourist segment from both within the country and internationally.
In Bhopal, State Govt. wanted to convert its old Minto House and adjoining area located at the centre of the city into Hotel cum Convention Facility. In Jaipur, State Govt. identified land on the outskirts of the city to develop the ICC and in Bodhgaya, Magadh University intended to develop ICC within its University complex, which was near to the Bodhgaya Temple, to host symposiums and seminars related to Buddha and his teachings.
Services Provided
- Techno-Economic Feasibility study, including estimation of demand and the available supply of existing and potential convention centers
- Positioning of the proposed project with respect to the estimated MICE and the requirements of the indenting clients
- Assessment of site competitiveness, including assessing the potential requirements, determining the availability of necessary infrastructure at the proposed site.
- Recommendation on optimal space utilization in terms of its allocation for various possible uses, e.g. Conventions, exhibitions, award ceremonies, public functions, golf course and bookings for commercial space, parking, etc.
- Financial Analysis including preparation of broad cost estimates, the projected revenue and cost streams over the projected life period, the capital structure of the project, project IRR, pay back returns and other financial ratios from investment perspective.
- Recommendation on the options for project structure and optimal financial option with clear justification of the same
- Development of bidding documents with the objective of being transparent and meticulous in all the required details
- Marketing of the project through domestic road-shows to generate enthusiasm among investors/ developers. Assistance in holding pre-bid conferences and interacting with the potential partners or consortium of partners.
- Support in procuring pre-construction clearances from different state / central agencies.
- Assistance in evaluating the bids, negotiating the terms of contract with the bidders, and recommending the preferred bidder for approval and award of the project.
- Assistance in execution of Concession Agreement and post award support.
